How Acrescope works
Most property-data tools see one slice — wildfire only, water only, climate only. Acrescope’s method is the multi-domain join: one parcel, every public signal that touches it, synthesized into an answer with its reasoning shown. The facts are public records; the value is in joining them and reading them honestly.
The parcel is the unit of truth
One canonical parcel record per property is our anchor. Distress filings, water rights, oil & gas wells, mineral and federal-land status, wildfire and flood risk, climate, ownership, and comparable sales all attach to it. A single-domain tool can tell you a property’s wildfire score or its water rights or its owner — it can’t tell you that an out-of-state LLC owns a high-wildfire parcel with a fresh default filing and no water, because those facts live in four different systems. Joining them is the product.

Honest market value
“What’s it worth?” is the question most tools answer badly, because the two obvious numbers are both traps:
- The assessor’s “market value” isn’t one. For agricultural land, Colorado records an agricultural-use(grazing-productivity) value that can run many times below an actual market price. Repeat it and you’ll undervalue a ranch by an order of magnitude. We detect ag-use figures and relabel them for what they are rather than passing them off as market value.
- Raw last-sale prices are contaminated. A single bulk deed covering many parcels stamps its full price onto every one of them; gifts and nominal quitclaim transfers aren’t market sales at all. Left in, they poison any average. We fingerprint and exclude both.
What we show instead is a comparable-sale estimate built only from clean, single-parcel, arms-length, recent sales — summarized by county and applied on the right basis: per living square foot for built homes, per acre for land. It comes with a range and a confidence level. And where a county doesn’t have enough clean comparables to be trustworthy, we say “no comp here” rather than fabricate a precise-looking number. An honest blank beats a confident guess.
Risk you can act on
Risk ratings are only useful if you can see where they come from and what changes them. Each is drawn from a named public model:
- Wildfire — the Colorado State Forest Service / CO-WRA building-damage-potential model.
- Flood — the FEMA National Flood Hazard Layer (zone, special flood-hazard-area status).
- Climate — long-run normals (precipitation, snow load, growing season) from the ERA5 reanalysis archive.
Every rating names its source and shows what would move it — defensible-space work, a wildfire-mitigation certificate, a FEMA elevation certificate — so a score is a starting point for action, not a verdict from a black box.
Patterns, not just records
The intelligence layer is where domains combine into a named pattern — a shape that no single source reveals on its own:
- Stacked diligence signals — distress filings coinciding with a high-hazard, owner-absent property.
- Hidden gem — low hazard and below-market basis where others see only the raw listing.
- Senior water asset — an early, high-priority decreed water right attached to the land.
- Ranch candidate — acreage, land cover, and water aligning for a working-land buyer.
- Operator-adjacent mineral play — split-estate or producing-well proximity that changes the calculus.
A parcel carries a pattern tag only when the underlying public signals clear a confidence bar, and tags are ranked by strength so the sharpest examples surface first. How those signals are weighted is our work — but the inputs behind every tag are public records you can trace.
Principles we hold to
- Cite the source, always.
- Every record links back to the public system it came from. We aggregate and cross-reference public data; we don’t editorialize it.
- Degrade, don’t fabricate.
- Missing or untrustworthy data shows as “—” or “no comp here” — never a plausible-but-wrong number. A blank you can trust is worth more than a guess you can’t.
- Don’t mis-attribute.
- Records that don’t clear our match-confidence bar are flagged as unmatched for review, not silently stapled to the wrong parcel.
- Public in, transparent out.
- Everything is built from public records, and we show our reasoning and our sources. What you’re paying for is the synthesis and the judgment, not access to data you couldn’t reach.
