The terms, in plain English
Using this site or buying a report means you accept these terms. They are short because the product is simple: we publish joined public records with citations, and sell a per-parcel report built from them.
What Acrescope is — and is not
- Acrescope is an information service over government public records. It is provided for informational purposes only.
- Nothing on this site is legal, tax, investment, insurance, or real-estate advice. We are not a law firm, title company, abstractor, appraiser, or insurer, and a report is not a title commitment, survey, or appraisal.
- Verify before you act. Every claim cites the office that issued it; confirm with that office or a qualified professional before making decisions.
Not a consumer reporting agency
Acrescope is not a consumer reporting agency under the Fair Credit Reporting Act (FCRA), and nothing here is a “consumer report.” You may not use this site or its data to determine a person’s eligibility for credit, insurance, employment, housing or tenancy, or for any other FCRA-governed purpose. You also may not use it to harass, stalk, or harm any person.
The $99 report
- One-time purchase, per parcel. No subscription, no account. Payment is processed by Stripe; delivery is on-screen plus a durable unlock link emailed to you.
- The unlock link is bearer access — anyone holding it can view the report. Share it with your side of the transaction (lender, attorney, agent, insurer); don’t post it publicly.
- The report reflects the records we hold at the time it is generated, with each domain’s record vintage shown. Records change; the report does not update itself.
- Refunds: if a report contains a material error — a claim its cited source does not support — email info@acrescope.com within 7 days and we will correct it or refund the purchase, your choice. “The record disappointed me” is not an error; “the record is misquoted” is.
- The five sample reports are free and carry these same terms minus the payment parts.
Data is as-is — the honest limits
- Data is provided as-is, with no warranty of accuracy, completeness, currency, or fitness for any purpose. Public records contain errors, and our copy can lag the issuing office; per-domain record dates are shown so the lag is visible.
- “No record located” is not an all-clear. A gap is a finding about the record, not a verdict about the ground.
- The Acrescope Risk Model is an experimental diligence signal, not a risk verdict, rating, or prediction — its methodology and calibration status are published at /methodology/score.
Acceptable use
- Use the site and reports for your own diligence — personal or professional. Reports may be shared with the parties to your transaction.
- Don’t scrape, bulk-download, or systematically extract the database, and don’t republish or resell the site’s data or reports as your own product. (The underlying government records are public — go get them from their sources; it is our joining, checking, and presentation you may not copy.)
- Don’t probe, overload, or interfere with the service.
Liability, governing law, changes
- To the maximum extent permitted by law, Acrescope’s total liability arising from the site or a report is limited to the amount you paid us in the twelve months before the claim — and we are not liable for indirect or consequential damages. Nothing here limits liability that cannot lawfully be limited.
- These terms are governed by the laws of the State of Colorado.
- When these terms change, the date at the top changes; continued use after a change is acceptance. Questions: info@acrescope.com.
